A bond is just a loan, if you buy a 10 y you are loaning the government money, and the 5.2% is the interest rate they pay you (baked into the bond, but not important). If the rate goes up to 10%, you are still holding your 5.2%. Why would anyone buy the bond from you at a higher price, when they can give the exact same loan to the government at 10%? Your bond is obviously less worth now.
